New opportunities.

The Erie Malleable Iron Site was home to a former iron foundry and machining company founded in 1880. The site includes manufacturing, office, and warehousing buildings on 5.48 acres located on Erie’s industrial corridor on West 12th Street. Purchased in 2021 by the Erie County Redevelopment Authority, this project is in the early stages of being transformed from a brownfield site to a productive high-tech business park. Outcomes of this transformation will enhance local business retention, attraction, and job creation.

The Assessment and Adaptive Reuse Study done by our team determined the feasibility of repurposing the existing industrial buildings on the site. A goal was to create a business park model demonstrating how adaptive reuse and historic preservation can be applied to support future development. Following the study, Bostwick Design Partnership was contracted to design the project, consisting of retaining 5 existing buildings for rehabilitation and constructing 4 new buildings, site design of exterior spaces, and parking areas.
